Capstone Collegiate Communities and CBI Construction Services achieve growth goals.

Formed in January 2012, Capstone Collegiate Communities, LLC (C3) is a vertically-integrated commercial real estate development firm specializing in development, management and construction of multifamily housing and private student housing across the United States. Formed as part of the restructuring of Capstone Development, C3 has been one of the National leaders of student housing in the country, a title it has held for more than 21 years. Its portfolio that includes 118 communities across 31 states, 58,000 beds and $2.7 billion in project costs. C3’s development, construction and property management divisions work symbiotically  to deliver high-quality properties and communities across the country.

This organization of separate disciplines affords C3 the ability to fulfill the roles necessary for the origination and completion of complex development, including the acquisition, pre-development, due diligence, financing, construction, project delivery, lease up, management and sale of highly sought after properties. C3 undertakes innovative and complex financing and construction challenges and focuses on four basic product types it has forged and perfected over its history – cottages, lodges, lofts and high-rise towers, each with a variety of floor plans, upgraded finishes and unique amenities.

Prior to C3’s formation in 2012, Balch & Bingham partnered with Cottage Builders, Inc., then a division of Capstone Development Company, and the two have enjoyed a strong partnership since, completing scores of projects and traversing the inevitable legal challenges that accompany them.

Among other work, Balch has negotiated over $1.5 billion in C3 agreements with contractors, architects, and engineers, and hundreds of millions more for CBI with subcontractors, vendors and third parties. Additionally, Balch has guided Capstone and its subsidiaries in contract negotiation, labor and employment matters, insurance coverage disputes, environmental challenges, product and construction defect claims, warranty issues, governmental compliance, tenant disputes and in high stakes complex litigation from both the plaintiff’s and defendant’s perspectives.

As C3 continues its tradition of collaborating with partners including college and universities, city governments, debt and equity participants and public-private/non-profit organizations to successfully meet the goals and objectives of each stakeholder, Balch looks forward to continuing to support C3’s strategic goals and considers it and CBI as cherished clients and partners.
